Problems with landlord.

This kills me. I live in Ontario and here if the application asks if you own pets..I check NO. why because if a landlord learns you have pets BEFORE you sign a lease they can refuse to rent to you. If a lease is signed even if I says "no pets" and you move in with any species of pet the lease becomes null and void on the no pets part. Why..because in ontario it is illegal to refuse pets after a lease is signed or you have moved in. LOL so everytime I would move I would sign my lease then made sure my landlord saw me walk in with my animals..and they try to do something..but cannot.

Not sure what the laws are in Quebec but if youa re already there I think the only way he could ask you to leave is if he can PROVE your rats are causing damage.

A tenancy agreement in Ontario cannot prohibit pets. So, if a "no pets" clause is in a lease in Ontario, that clause is automatically void. So, if you live in Ontario, you don't have to wait until after you sign the lease to let a landlord know you have pets. Of course, if the landlord is determined not to allow pets in spite of the law, I guess they could find some other sneaky reason to keep you out. :wink:

I have a great idea! Instead of letting your landlord see you moving in with the rats.... just send him/her a huge bag of poop with a friendly greeting card attached... :bunnydance:

Sorry, but property management people can really ruffle my cheek pouches (I can't say feathers because rats don't have them. LOL!!!!)
 
I just wanted to point out that landlords can not refuse pets in a rental agreement, but if you are moving into a Condo the condo association DOES have the right to refuse animals or certain animals... for some reason.
 
i really like this thread because it adresses my situation for the coming school year.
i have a couple things i would like to clear up though, if thats okay.
i signed a lease and whatnot and checked that there were no animals.
also, on the lease or some paper attached to the lease it said "no animals" and other stuff like "no painting the walls" and such.
i am planning on adopting a couple of rats this summer but ive been pretty worried about what would happen if my landlord (who really isnt the nicest person around) found out? is it true that he cant evict me just for having my pets?
would i have to go to court for this kind of thing? its kind of stressing me out and weighing heavily on my decision to adopt.

When my mother in law went to sign her lease, I was with her. I pointed out to the line that said no pet allowed. I looked at the manager and I said, that's illegal, you can't do that. She shrugged and said, I know but we still add it hoping others don't know about that.
I'm pretty sure that if it states in the lease no pet allowed, it becomes null and void due to the fact that the law states that to be discrimination. The landlord would have to prove that the animals are damaging property or harming the neighbours.
 
A quick tip as well: it's best to just fully avoid the pets thing, because if you haven't signed a lease yet, and the landlord finds out you have rats, it's really hard for you to prove that he didn't give the tenancy to you because of them. Best to wait until you've gotten into a legally binding arrangement.
 
Sorry to dig this thread up even though it's a couple weeks old, but I'm new here and I thought I'd throw in my two cents.

I'm from Guelph, ON, and my husband and I have been very lucky to find a landlord who adores pets, almost as much as we do! He's never had a problem with any of our four cats, three rats, chinchilla, hedgehog, eight geckos, two snakes, or two bunnies. We never even signed an official "contract" with him, the only thing we signed states our rent payments. He did say he wouldn't want us to have dogs, simply because he doesn't agree with keeping dogs in apartments, but there's nothing legally binding. We don't plan on getting dogs anyways.

Our landlord has been into our apartment a couple times, and he always says hi to the rats, and goes over to pet them and sometimes even give them a treat. I guess I'm one of the lucky ones!
 
You are lucky chelle! ...it's good to read the about the "good ones" too. :joy:
We've had repairmen come into our home and be quite shocked when finally seeing our cages. They always say that they are surprised there was no smell and they go over and meet the rats.
